If none of our standard models suits your project, we build a house around your ideas. Choose modular construction or classic timber-frame construction — prefabricated by our production partner HUSLine in Lithuania and assembled on site.
Two construction methods
We choose the method that suits your project.
Modular construction
The individual modules are built entirely in the factory, complete with windows, cladding and interior fit-out. On site, they are lifted into place by crane and connected. This means the fastest build time and the highest degree of prefabrication.

Timber-frame construction
Wall, floor and roof elements are prefabricated and assembled on site by an assembly team. The final interior fit-out, including electrics and plumbing, is completed on site. This allows greater architectural freedom than modular construction.

Draw a sketch

How a custom build works.

Enquiry & cost estimate
We design your dream house for you — or your architect sends us the plans. Based on this, we prepare a rough cost estimate.

Detailed specification & technical drawings
We finalise the details and materials, prepare the technical drawings and verify the structural design. Once the technical drawings are approved, we provide a fixed-price quotation, including the payment schedule and production start date.

Production
Manufacturing takes place at our partner’s factory, with the process depending on the construction method:
Modular construction
Where possible, the complete modules are finished in the factory, depending on the selected interior fit-out.
Timber-frame construction
The building elements are manufactured while windows, doors and other components are ordered in parallel.

Delivery & assembly
Here too, the process differs depending on the construction method:
Modular construction
The modules are delivered fully finished and assembled on site. Approx. 2 – 4 days.
Timber-frame construction
An assembly team puts all prefabricated elements together on site. Approx. 4 – 6 weeks. Electrical and plumbing work is completed locally.

Final inspection & handover
Shortly before completion, we carry out a final inspection so that any defects can be remedied before handover. Once the house is complete, it is handed over with a formal handover report.

What is the difference between modular construction and timber-frame construction?
With modular construction, the house is produced in the factory as large, fully finished units, including the interior fit-out, and delivered fully assembled. With timber-frame construction, individual components — wall, floor and roof elements — are prefabricated in the factory and assembled on site by an assembly team. The best method depends on the size, floor plan and access to your plot; we will advise you on the right approach.
Who carries out the production in timber-frame construction?
For timber-frame construction, we work exclusively with HUSLine. Soldanella is HUSLine’s exclusive Swiss distribution and project-development partner, connecting Scandinavian building expertise with the Swiss market. From the first sketch through to key handover, we are your local point of contact.
How long does a custom build project take?
Once the technical drawings and fixed price have been approved, production begins. With modular construction, the modules are largely completed in the factory and installation on site takes around 2–4 days. With timber-frame construction, a team assembles the prefabricated elements on site, which takes around 4–6 weeks. Additional time is required in Switzerland for planning and approvals, foundations and utility connections.
What does a custom build cost?
After your initial enquiry, we prepare an indicative cost estimate based on your plans or our design. Once the details and structural design have been finalised, you receive a fixed-price quotation with a payment schedule. This covers planning and construction; site-specific items such as foundations, utility connections, transport and permit fees are itemised separately for the project.
Can I submit my own plans?
Yes. You can send us a sketch, an initial idea or completed plans from your architect. We check the planning and building requirements for your site, develop the technical design and realise your concept using modular or timber-frame construction.
How durable is a timber building and how much maintenance does it need?
When properly designed and built, the load-bearing timber structure is intended to last for more than 100 years. Thanks to the modular approach, individual components can be replaced as required rather than stripping out the entire house. Ongoing maintenance is largely limited to the façade.
Is timber construction also suitable for demanding locations?
Yes. Timber combines strength with flexibility and performs well under structural loads, making it resilient to earthquakes, wind and harsh mountain conditions. Where required, the structural design and foundations are adapted to local snow- and wind-load requirements so that projects in high Alpine locations can also meet approval requirements.
How free am I with the floor plan and façade?
With a custom build, there are virtually no limits to the design — from contemporary cladding and stone to flat roofs, all tailored to your vision. Interior finishes, materials and appliances are selected with you in detail.
Can I visit the factory or the planning office?
For custom builds, we advise you in our office at Birmensdorferstrasse 55 in Zurich. If you are interested, a factory visit in Lithuania can be arranged as part of a project.
