Are the models suitable for year-round living?
Yes. All models are available in a version designed for year-round living, with insulated walls, roof and floor, and are therefore fully habitable. Electricity, water and wastewater connect via prepared utility connections. Where required, we adapt insulation, windows and building services to meet the energy compliance requirements of your municipality or canton.
What can the models be used for?
They can be used as year-round homes, holiday homes, offices, shops, micro-hotels or guest accommodation. We tailor the floor plan and fittings to the intended use — for rental and hospitality, we specify more robust materials and finishes.
What experience does the manufacturer have?
Aurora Company has so far produced more than 600 tiny houses and modular houses and carried out projects in 27 European countries. The brand is built on three principles: ecology, ergonomics and economy. Soldanella is your contact in Switzerland and takes care of planning, permits and execution on site.
How long does production take?
Around 3.5 months from project approval for a standard tiny house, around 5 months for a standard modular house. Depending on complexity, the duration may vary. In Switzerland, the time for planning and permits and for foundations and utility lines comes on top.
Can I adapt the floor plan and fittings?
Yes. Every basic model can be adapted to individual wishes — even changes such as an additional or omitted window are possible. We clarify such changes in the initial consultation. There are also several fit-out levels in different price ranges.
What utility connections are required on the plot?
It is simplest when electricity, water and wastewater are available — the house is then connected directly. In building zones this connection is usually mandatory: dirty wastewater must be fed into the public sewer, and the building permit is only granted once the site servicing is settled. If only some of it is available or the plot lies outside the building zone, there are self-sufficient alternatives. On request, we take care of the utility lines from the plot boundary entirely.
Are off-grid solutions possible?
Yes. The houses can be equipped with self-sufficient systems — rainwater treatment, solar panels, fresh and grey water tanks and incinerating, dry or composting toilets.
How is the house delivered and set up?
The manufacturer can take care of transport and setting up; the buyer arranges the crane. A suitable, firm access road is required: on straight sections the road should be around 120% of the house’s width and the clearance height around 110% of the house’s height. For delivery by lorry, an unloading area of about 50 m in length and at least 3.5 m in width is also needed. If in doubt, the team checks the access in advance from photos and videos.
Is a building permit needed in Switzerland?
In Switzerland, practically every permanently installed tiny house or modular house requires a building permit — regardless of wheels or size. What matters is the zone, the use and the site. Soldanella takes care of the planning, submits the building permit application and accompanies the procedure through to the permit.
Can the structure be adapted to snow loads?
Where required, the structure is adapted to local snow and wind-load requirements so that the models can also be approved in high Alpine locations. We clarify the requirements for your site before the building permit application is submitted.
Can I view a model beforehand?
Yes. Show homes can be viewed by prior appointment; we hold consultations in our office in Zurich or directly on your plot.
What is included in the price, and what costs extra?
The price shown refers to the house in the chosen version and is a guide price. The final amount depends on size, heating type, fittings and degree of self-sufficiency. We calculate site-dependent services such as foundations, utility lines, transport, setting up, permit costs and landscaping for each project and list them individually in the quotation. We will gladly prepare a suitable offer for you, which is then binding.
